Full Title Abstracts: We provide thorough abstracting packages from which a certified title opinion may be rendered by an attorney. Depending on the client’s request, these packages reflect surface and subsurface ownership, leasing – both current and historical, well information, assessments, encumbrances, and an organized package of supporting documents tailored to the client’s preferences, but typically includes flow charts, a document narrative of the chain of title, an ownership break down, and all referenced documents. These packages are comprehensive with quality and efficiency in mind.
Lease Take-Offs/Cursory Title Searches: Title and land research, with a quick turnaround, can be performed for leasing and acquisition purposes. Also, this information can be used as a base to help efficiently and cost effectively render a subsequent full title abstract.
Due Diligence: We perform cursory searches to establish ownership and any major encumbrances or title clouds that need to be brought to a client’s attention prior to acquisitions.
Title Curative & Heirship Review: We help clear any title issues through curative documents and research. We research heirships through secondary sources to establish a family history and obtain and record any necessary documents to establish such heirships of record (i.e. Affidavits).
Lease Negotiations/Modifications: We communicate and meet with mineral owners to negotiate, acquire, and/or modify mineral leases on the client’s behalf.
GIS Mapping: GIS (Geographic Information System) is designed to analyze and present geographical data, including county maps and plat overlays. Furthermore, we keep records of any current and past projects that we have completed within our GIS database, and thus can quickly determine if we have previously examined title to a certain tract or an adjacent tract that may share a similar parent or grandparent tract. This helps with title assignment to ensure consistency and efficiency with our title abstracts.
